How the Bridge Loan
Program Works
American Home Loan's primary objective is to provide the most competitive rates on real estate loans. At times, borrowers may not qualify for conventional financing but do qualify for your Bridge Loan Program—a short-term solution designed to help them move from their current situation to a better financial future.
- Pre-screened private lending. We only underwrite loans secured by properties with at least 30% equity.
- You are in full control. We only lend your funds upon approval of the property, terms, and duration. You do not lend to us—we place funds on your behalf per your consent.
- Secured by a lien. Your funds are secured with a recorded lien on the property used as collateral.
- Competitive returns. Interest payments on your funds are made quarterly.
- Rapid turn around. These are short-term loans ranging from 4 to 18 months. This type of financing lowers your risk of tying up your money for too long and avoiding large market swings.
Private Lending: Security & Outcomes
In the case the borrower is unable to fulfill their financial obligation, they may cure by paying the private money loan back to you by either selling their property, finding another loan, or going through foreclosure.
If the property goes into default, you may choose to retain it and rent it through a property management partner, or you may complete foreclosure, recover your principal, and receive all of the proceeds from the sale.
